- 01 · How payment works
- The buyer pays you directly — to your own account, UPI or payment gateway. SUMCKER does not collect or hold the buyer's money. You invoice the buyer and charge GST on your goods or services yourself.
- 02 · Commission rate
- You state the commission you offer in this form; there is no minimum. The final rate is fixed in a written agreement and applies to every deal that came to you through SUMCKER.
- 03 · When commission is due
- At the same moment the buyer pays you — on token, advance or full payment, in the same proportion. For property, no later than the day of registry. Not days later.
- 04 · Commission invoice and GST
- SUMCKER issues you a tax invoice for its commission only, with GST at the applicable rate (currently 18%) — CGST + SGST if you are in Haryana, IGST if you are in another state. With your GSTIN on it, you can claim the input tax credit.
- 05 · How to pay the commission
- Only to the bank account or UPI of M/s Sumcker Interiors and Exteriors, quoting the invoice number. Never in cash to any individual.
- 06 · TDS on commission
- If the law requires you to deduct TDS on commission (earlier section 194H, now section 393 of the Income-tax Act, 2025 — currently 2%), deduct it, deposit it on time and send us the TDS certificate. If you are not required to, pay the full amount. Confirm your own position with your CA.
- 07 · No TCS in this model
- Because SUMCKER does not collect the sale amount, it does not collect GST TCS (section 52) or deduct e-commerce TDS on your sales. If the payment model ever changes, these terms will be revised with written notice first.
- 08 · Cancelled deals
- No payment by the buyer, no commission. Commission once paid is not refundable unless the written agreement says otherwise; where a refund or adjustment is agreed, it is made through a GST credit note.
- 09 · Direct dealing
- If you and a buyer introduced through SUMCKER deal directly, bypassing us, within 6 months of the introduction, the commission is still due.
- 10 · Introduction record
- Every buyer we introduce is sent to you with a lead number and date, by WhatsApp or e-mail. That message is the record of the introduction.
- 11 · Reporting each lead
- Within 7 days of receiving a lead, and again when it closes, you tell us its status — closed, pending or lost. Once a month you send a short list of the deals closed with buyers we introduced.
- 12 · Checking with the buyer
- We may ask a buyer we introduced whether the deal took place. On request, you show us the invoice or agreement for that buyer, to the extent needed to work out the commission.
- 13 · Property site visits
- For property, the owner or agent and the buyer sign a site-visit slip (on paper or by WhatsApp) at the first visit we arrange.
- 14 · Concealed deals
- If a deal with a buyer we introduced is not reported, the full commission becomes payable at once, with interest at 18% a year from the date of the deal and the cost of recovery. Your listings are suspended and the registration may be ended.
- 15 · Genuine goods
- Everything supplied must be genuine and lawfully obtained. A counterfeit branded item sold through us is our problem first, so this is not negotiable.
- 16 · Product photographs
- You confirm you have the right to publish the photographs and descriptions you give us.
- 17 · Rates and notice of change
- Your rate list says how long it holds, and you give notice before a rate changes.
- 18 · Freight
- Who pays freight on delivery, and who pays it on a return, are answered separately.
- 19 · Transit damage
- Handled as its own question, separate from returns.
- 20 · Stock updates
- You tell us how quickly stock position is updated, so a customer is not sold what does not exist.
- 21 · Minimum order
- Your MOQ, if you have one, is recorded.
- 22 · Non-returnable items
- Cut-to-size and made-to-order items are listed as non-returnable.
- 23 · Late or short supply
- What happens if supply is late or short is agreed in advance.
- 24 · Territory and exclusivity
- Agreed in writing if either side wants it.
- 25 · Termination
- Notice period, and what happens to orders already placed. Commission on deals already made remains due.
- 26 · Records
- Both sides keep the deal and commission records for at least 8 years.
- 27 · Bank details
- We record your bank name, account holder name, IFSC and the last four digits of the account only. The full number stays on the cancelled cheque filed with the papers.
- 28 · Jurisdiction
- Gurugram, Haryana, unless agreed otherwise in writing.
